Development Charges

Development Charges

Development Charges are fees collected from developers and builders to help pay for growth-related capital projects. The fees cover services required for new residents, including roads, water, wastewater, fire protection, and recreation. Municipalities are empowered to impose these charges through the Development Charges Act.

Council is required under The Development Charges Act, 1997, as amended, to hold at least one public meeting to allow the public the opportunity to review and provide comments on the 2024 Development Charges Background Study, related staff reports and the proposed development charges by-law. The Public Meeting is scheduled for Wednesday May 1, 2024 at 9:15 am in the Township Council Chambers, 89 Loveys Street, Hickson, Ontario.

TAKE NOTICE that the Council of the Township of East Zorra-Tavistock passed By-law #2024-21 on the 5th day of June, 2024, and By-law #2024-25 (to amend By-law #2024-21) on the 19th day of June, 2024, both under Section 2(1) of the Development Charges Act, 1997, as amended;

AND TAKE NOTICE that any person or organization may appeal to the Ontario Land Tribunal (OLT) under section 14 of the Act, in respect of By-law #2024-21 by filing with the Clerk of the Township of East Zorra-Tavistock on or before the 15th day of July, 2024, a notice of appeal setting out the objection to the By-law, the reasons supporting the objection and must be accompanied by the prescribed fee.

The schedule of development charges imposed under By-law #2024-21, which came into effect as of June 13, 2024, is as follows:

2024 Development Charges

The schedule of development charges imposed under By-law #2024-25 replaces the schedule of charges under By-Law #2024-21. These charges came into effect on as of June 20, 2024, and are as follows:

2021 Development Charges Background Study

TAKE NOTICE that the Council of the Corporation of the Township of East Zorra-Tavistock passed By-law #2021-15, on the 17th day of March, 2021, under Section 2(1) of the Development Charges Act, 1997 as amended;

AND TAKE NOTICE that any person or organization may appeal to the Local Planning Appeal Tribunal (LPAT) under section 14 of the Act, in respect of the development charge by-law, by filing with the Clerk of the Township of East Zorra-Tavistock on or before the 27th day of April, 2021 a notice of appeal setting out the objection to the by-law, the reasons supporting the objection and must be accompanied by the prescribed fee under the Local Planning Appeal Tribunal Act. Only certified cheques, money orders or solicitors' firm cheques are acceptable and are to be made payable to the Minister of Finance.

The schedule of development charges imposed, which come into effect as of April 1, 2021, is as follows:

The lands to which the by-law applies include all lands within the corporate limits of the Township of East Zorra-Tavistock.
